  • Rent Control 2020: The SF Chronicle reports there will be a statewide residential rent control measure on the Nov 3 ballot.  If passed, the measure would allow all local governments to enact rent control for housing built prior to 2005, including some single-family homes, and to limit rent increases for units when they become vacant.  This would partly repeal the state Costa-Hawkins Act of 1995 that sets limits on local rent controls.  The existing SF Rent Ordinance limits rent increases for multi-unit housing built before 1979, which includes the Gateway, and does not apply to vacant units or single-family homes.  If the Nov ballot issue passes, SF Board of Supervisors might act in the future to expand the scope of local rent control to apply to housing built between 1979 and 2005, or to smaller buildings, or to units as they become vacant.
  • Seawall Project: In Nov 2018 SF voters passed a general obligation bond in the amount of $425,000,000 to begin restoring or replacing three miles of the Embarcadero Seawall, from Fisherman’s Wharf to Mission Creek.  Work is in the planning stages.  First repairs are expected to be complete by 2026.  The Port will host 45-minute seawall walking tours.  For detailed information, check the Port website at,  click on “seawall”, then click on “Embarcadero Resilience”.
  • 88 Broadway Family Building/735 Davis St Senior Building: Cahill  Construction continues at 88 Broadway (6 stories, 130 units for families), and 735 Davis (4 stories, 52 units for seniors) with expected completion in Q1 of 2021 and Q4 of 2020 respectively.  Normal work hours are 7 am to 5 pm, Monday – Friday.  For Leasing information: Families (88 Broadway) 415-995-4964; Seniors (735 Davis) 415-267-1825.
  • What to Expect During Construction in Your Neighborhood: Building construction can occur during the hours of 7 AM to 8 PM, seven days a week, including holidays.   • Teatro ZinZanni: the dinner theater recently announced it has received the required City approvals, and expects to break ground at Broadway & Embarcadero soon.  Construction is scheduled to take 14-16 months with hopes to “open doors” in 2022.  For further info, go to
  • SF Fire Station 13: a 20-story hotel is planned for this local site at Washington & Sansome Sts.  The existing fire station will be demolished and rebuilt at the bottom of the new building.  During construction, the Station 13 firefighters and their equipment will be temporarily relocated to other fire stations.  Note one close station is on Powell near Broadway.
